Most Colorado new home builders do not allow buyers to utilize Real Estate professionals unless they accompany you on the first visit to their model home communities. Simply put, if your real estate agent is not present when you decide to "swing by" and take a quick peek at their model homes or "register online" and you eventually decide to buy a home from them, the builder will not be obligated to pay a sales commission to the real estate agent you are/were planning to work with. The builder has professional real estate representatives (not agents) watching out for their best interests and that's why you need to have someone watching out for your interests.
